TD Epoxy Flooring installs flaked epoxy floors in garages, workshops, and commercial spaces across the Greater Springfield IL area. Flaked epoxy is the most durable system we install. It costs $8 per square foot and carries a lifetime warranty.

What a flaked epoxy floor is made of

A flaked epoxy floor from TD Epoxy Flooring is built in three layers.

Layer 1

Moisture vapor barrier base coat

Holds 25 PSI of moisture pressure rising through the slab. Goes down on every flaked epoxy job.

Layer 2

Color flake broadcast

Choose a low or full broadcast. The difference is flake density, meaning how much flake covers the floor.

Layer 3

Polyaspartic topcoat

Flexible, UV resistant, and adds moisture resistance. This is the layer you walk and park on.

How we install a flaked epoxy floor

TD Epoxy Flooring grinds the slab with a concrete grinder running diamond puck attachments, and a scratch test on your concrete decides which grit we grind with. Grinding opens a pore profile in the surface, and that profile is what the epoxy physically bonds to. Repairs happen before anything gets coated: we fill every crack and chip, apply a self-leveling repair product to spalled areas, and leave saw-cut joints as they are.

Day 1

Grind, repair, base coat

Mechanical grind, crack and spall repair, then the moisture vapor barrier base coat. The base cures fully overnight.

Day 2

Topcoat

The polyaspartic topcoat goes down and the floor is done. Two days, start to finish.

Epoxy only peels when the prep gets skipped

A properly prepped epoxy floor does not peel. Peeling happens when the coating never bonded to the concrete, and skipping the mechanical grind is the usual cause: without the ground-in surface profile, the coating sits on top of the slab instead of gripping it. Unfilled cracks cause their own problems, swallowing material during the install and showing through the finished floor.

Flaked epoxy vs one-day polyaspartic coatings

Some installers coat a garage floor in one day by using polyaspartic as both the base and the topcoat. Here is the number that matters.

We use polyaspartic where its strengths matter, as a flexible, UV-resistant topcoat, with a true moisture barrier underneath it.

TD Epoxy Flooring installs contractor-grade product, never big-box kits.

  • Colors are mixed by the manufacturer with less filler than retail product
  • Castor oil free, so the floor will not yellow in sunlight
  • No maintenance coats needed once the floor is installed

Lifetime warranty

Every flaked epoxy floor we install carries a lifetime warranty. The longest warranty we have seen from a local competitor is 15 years. The warranty excludes failures outside our control or the product’s control.
